What level of Stamp Duty will I now pay?
Properties in England: If the property that you buying completes on or before the 30th June 2021 you may benefit from the Stamp Duty holiday.
If the property you are buying completes between the 1st July and the 30th September 2021, there is a further limited extension of the stamp duty holiday with the first £250,000 of the purchase price charged at the zero rate.
If the property that you are buying completes after the 1st October 2021 the standard rate of Stamp Duty Land Tax will apply, even if your original purchase quotation and draft invoices from us show a zero rate. Please visit England Stamp Duty Rates for more information.
First Time Buyers: For completions from 1 July 2021, the special rules and rates for first time buyers apply, including first time buyers purchasing property through a shared ownership scheme. First time buyers purchasing their first home for £300,000 or less will pay no Stamp duty. Where the purchase price is over £300,000 but does not exceed £500,000 they will pay 5% on the amount above £300,000.

We will do everything possible to progress your transaction ahead of the deadlines but we recommend that you budget for this as the Conveyancing process is dependent on third parties, so we cannot guarantee completion dates.
Do I need to contact my lawyer?
Your legal team will be dedicated to getting you moved, so only contact them in relation to specific enquiries on your case as this gives them more time to progress it.
